Apartment Review for 11305 Graham - Los Angeles, CA

okay first of all, the property manager, daniel zacapa is a nutcase! i am scared to death to walk around the complex at night because i truly am afraid of him. he has broken into apartments, stolen valuable items from old women, and stolen underwear from both male and female tenants(he has been caught digging through underwear drawers by the tenants!!!!). there has been so many crazy instances going on around here. tenants have witnessed him breaking into apartments by climbing through windows even on ladders and ripping off screens (our apartment had only one screen on the window when we moved in and we noticed the one we have is bent outward as if someone had used something to pry it open). he allows his crazy "cousin" john to roam the apartments as he pleases, who is blatantly involved in gangs. (we have witnessed violence outside the apartments multiple times) i wish i had looked for reviews before we signed our lease. our apartment was beautiful, but it is so loud here all the time. people are constantly moving in and out because they realize how unsafe it is here, therefore there is always construction going on in one or more of the apartments. there are two major freeways and a major street one two sides of us and you constantly hear traffic. not to mention, the property manager himself is so loud all the time. he is constantly yelling at someone across the courtyard, or even fighting with someone. oh and aside from all of that, our water comes out brown most of the time!!! whenever i try to take a shower i have to wait several minutes for it to run clear and even then it never stays at a stable temperature. it's fine one minute and then out of nowhere it turns scalding hot or freezing cold without touching the knobs. i can never enjoy a shower! our heat doesn't work. there are rats in all the apartments. and even cockroaches! when we first moved in there was some strange sort of bug nest in our bathroom and the bugs kept flying all over the place whenever we turned on the light. it was disgusting!!!! you can never get a hold of anyone at the roberts company office. even if the employee you are trying to reach is at their office they wont answer the phone unless you call over and over and sometimes wont even answer until you leave multiple voicemails. the only one who will answer is their dreadfully rude and grumpy secretary. aside from all of this i really just want to warn anyone thinking about renting here about the property manager. he is the main issue. multiple tenants have witnessed him smoking crack or some sort of drug in the parking lot. he has entered my own apartment multiple times without knocking, and i have reason to believe he came into the apartment while i was sleeping once (he dropped a card on the floor and the door was open when i woke up). whenever i run into another tenant i usually hear some new story about how daniel is harassing them. i have seen him obsessively cleaning and hosing down the courtyard at 3 am (in fact, he woke me up from making so much noise!). he even once asked some of the tenants if they knew where he could find any speed or ecstacy. they filed a restraining order against him soon after, and eventually moved out. our lease is up in a few months and we can't wait to do the same. we fall asleep nervous every night that we're going to wake up and be robbed. there is so much more that has gone on here, i can't even get it all down in writing. just please, if you don't want to live in constant fear, don't rent here!!!!!!!!! none of the tenants ever renew their lease!!!!!!!!!
